The Municipality of Leamington is moving forward with an attainable and affordable housing project on the former Leamington District Secondary School property located at 125 Talbot Street West in Leamington.
Background
In July 2020, Leamington Council approved the purchase of the former high school property to encourage the development of attainable housing to address the current housing shortage in Leamington.
The Municipality retained Dillon Consulting to develop a concept plan to provide the basis for a municipally initiated Zoning By-law Amendment and to guide the preparation of a request for proposals seeking qualified proposals from developers to purchase and develop the former high school lands.
The concept plan provides for a range of housing types and divides the lands into three segments with a total of 293 residential dwelling units.

This not only addresses the need for more affordable and accessible housing in our area but it also benefits our uptown core. Since a communities lifeblood is it's people, I love what this development will do for our uptown population density. I would love to see concept drawings of the units that are being considered. Hopefully they stay in line with the whole affordable homes concepts and do not include a $50,000 room in each townhome for car storage. (garage) I would also have liked to see a little more greenspace given over to this project. I feel this little community will have a good number of children in it and I would have loved them supplied with a nice centralize playarea. Not a parkette stuck in the back corner, which I believe is inviting trouble (out of site - out of mind) My hats off to the whole council for taking the initiative to get this moving along. Can't wait to see this wonderful addition to our town.

While the idea of affordable housing is amazing, the amount of information given at the moment is not enough to get excited about.
Is there an expected date for the project to be completed?
What do you consider to be affordable? Can a part time or full time minimum wage worker afford a place here?
Are farms going to be able to exploit these homes just like the rest of the rentals in Leamington instead of taking responsibility for their worker's living conditions themselves?

That’s great news about the housing development. It shows that leamington cares about its peoples. I’m proud do be a leamington resident. Great job!!
With the increased pedestrian traffic in the area it would nice to see a crossing bridge over Talbot street.

This is a wonderful initiative! Well done council! A great use of this property. Affordable housing is needed. I love the idea of a grocery store in this part of town. This was very well thought out!!

I think affordable housing is very needed in our area, I just hope the crime doesn't go up. It is already bad in this area

I think the concept by Council and report from Dillon are tremendous. Very forward thinking by Council to obtain the property and proceed with a vision for affordable housing. Just hope that whomever the developer is that the timelines are reasonable and carried out as per agreements. As for the Commercial on the south side of Talbot, another grocery store especially for the elderly in the north end of Leamington makes sense.
